We often receive requests from residents of New Town as to whether they can use part of their homes for small business activities like copying centre, photo studio, beauty saloon, kid coaching etc. Existing ules permit 10% of the allowed FAR. In the Board meeting of NKDA held recently, this limit has been raised to 45% of FAR. However, there is a list of 29 specified activities that are only allowed. And a fee has to paid. A similar system prevails in Bidhannagar too.

WBHIDCO & NKDA are doing an commendable job, given their constraints. But what I find surprising that they appear apologetic about them. Why not advertise the successes and developments? Bus stands on ground, not on maps. Plots in Financial Hub allotted in Round-I --- vast tracts of land in maps. Is there any way (apart from contacting the authorities) that an investor may know that there is a functioning bus stand and a planned Metro station near the Financial Centre? How does he know if the building is Wi-Fi enabled or not? A Technical training institute is near completion, but the world is totally unaware of it. Medical college-Hospital, Community markets and International Bus terminus in pipeline --- why not plot them as upcoming projects? A bi-annual updating of maps (official sites and the 'HIDCO Bhavan' map in google)will go a long way in changing public perceptions. Let people at large know that things are progressing.

ReplyDeleteIt is absolutely essential to have a bridge over the canal so that the people residing at Ghuni can easily come to the mall areas (Big-bazaar/Axis mall/DLF mall/Terminus mall). This is a must for the office going people to get a conveyance at late evening. More over as the govt. will collect a huge tax so the concerned authority should consider it seriously. A bridge over the canal with proper street lighting and a police kiosk is a must for the safety of the Ghuni residents specially ladies and children. Though there is a bamboo bridge - which I tried once and it was not a pleasant experience. I will rather like to walk 5km than to try that dancing bridge again.

Public transport not accessible - Even though there is New town bus stand within 1km the residents are unable to use it as the makeshift Bamboo bridge is highly unsafe for everybody especially for oldies, Child carrying moms and Childs. Many cars are plying through existing narrow road with shops on both sides may increase the chances of incidents or accidents.
2. All the salt lake, sector-v, DLF-1, Axis mall / Home Town (Spancers / Big Bazar / Reliance Fresh) bound cars are travelling minimum 8km extra every time they need to have anything from grocery, poultry, vegetables, medicine of going school, office etc apart from other activities of leisure or socializing. It has huge environmental impact....
3. Considering the under going + completed construction work (like Sunrise greens, Club town, PS Ixora etc) there would be approx 2000 flats or more. In coming days the current road capacity wouldn't be sufficient to manage high traffic unless diversified traffic route is envisaged.
4. People who lives without car it has been a very difficult situation for them because of following reason, you do not get any rickshaw, auto (they do not go to even main road), taxi. I had experience that at 7:00 PM taxi did not want to come from City Centre II. If you want to go Reliance Fresh where normally we get daily needs and even if you cross the bamboo bridge you are not sure that you will get rickshaw unless you are lucky. A permanent bridge will help immensely to all residents who are living in this side of the canal.
5. During rainy season, it becomes extremely unsafe for us as well as a lot number of people staying around PS Ixora, to cross the canal over the bamboo bridge. Anytime a big mishap can happen during this time !!
6. Access to treated surface water in future - As the water treatment plant is coming up on the other side of the canal we need a bridge to Pass the water pipe line to this side of canal to supply water to local households and housing complexes like Sunrise greens, PS Ixora, Club town etc. So the use of the bridge can be multipurpose.
Yes it's a big problem for all the residents staying in Sunrise Greens, PS IXORA and adjacent villages. We badly need a bridge over Bagjola Cannal. It will be of immense help if HIDCO can take care of this issue. During rainy season life becomes measurable to cross to Bamboo Bridge. it's extremely risky too.

New Town is the emerging urban conglomeration which compares well with some of the best in the country. It will be really great if connectivity issues of the residents in New Town is addressed. I live in a new residential complex in Gouranganagar and commuting to office is extremely difficult due to lack of bridge over Bagjola Canal.

Yes, it is absolutely necessary to have a bridge over the Bagjola canal to connect Ghuni and New Town. In this area, there are 3-4 big housing complex (including Sunrise Green, PS Ixora, Club Town etc) of total capacity more than 1000 families. Including localites this count can go well above 3000 (and Number of residents could be at least 2-3 times, if not more).

We residents of Ghuni are always ready to co operate for any such construction and our urge to HIDCO is to consider this appeal and take some action to improve life of people of this area.

ReplyDeleteA bridge over the Bagjola Canal is very important for all the residents of Ghuni. The current bamboo bridge is highly risky for anybody to cross. Also there is no public transport from the other side of the bridge. It would be of immense help if HIDCO can kindly construct a bridge for movement of vehicles (possibly of the size of 2 cars to commute at the same time). This way, both cars and autos can commute to and fro to New Town bus stand. This would also reduce petrol/diesel consumption for regular usage (5 km to ~1.2 km).
The other point which I want to highlight here is that there is no street light from Jatrgachi More to Gouranganagar. This is highly risky for all residents to commute on the road after dark especially for women and children.
The above points are extremely essential and would really help all residents of apartment complexes and also local residents of the area.

Around 2000 flats (Sunrise Greens, PS Ixora, Clubtown courtyard..etc..) are coming up by the canal bank road and a huge number of local villagers are already staying there. As a neighborhood development plan of Newtown AA1 this bridge is an absolute necessity. Not only the bridge, the street lighting, local transport, treatment of the canal, drinking water, electricity supply, Stationary shops, Medical shops, Sweet shops, Saloons, Laundries.. every single basic need should be taken care of for this area. Please look after the basic infrastructure for this area, sir. This area is so close to the market area of Newtown AA1 and the bus stand, but owing to poor access people are not being able to avail it.
One side of the canal will be bloomed and the other side will remain gloomed, it is not acceptable. Please connect the both side. We will make newtown a beautiful place for living.
There is Kestopur Canal around three sides of Salt Lake. There are only footbridges over it - one is near Lake Town. Let us think about it.
ReplyDeleteBut two bridges were built on the canal besides salt lake bypass in last few years .. one near Nicco Park, One in the stretch between Wipro & Technopolis .. & that made life enormously beautiful & Easy as compared to earlier times when there was no way of entering Salt Lake from south(Salt Lake Bypass).. Please include Ghuni in the Neighbourhood development Program of HIDCO ..May be in future this proposed bridge in Ghuni may act as a part of a road that may run parallel to Major Arterial Road for diversion, in case of exigencies ..

DeleteWe do not know how many bridges are there at Saltlake but within Saltlake all the basic amenities are there.Every day they do not have to cross bamboo bridge to get there basic requirments. But at Ghuni nothing is there,even to buy a small thing like toothpaste ,soap etc we have to cross the bamboo bridge and walk 2km to come to stores near Newtown AA1 busstand. Any day that bridge can breakdown.If there will be a permanent bridge then local transport can run from Newtown AA1 busstand to Jatragachi or gounangapur and we can avail those transport and it will be more safe for women,elders & children than walking on a lonely road.

DeleteA 2 lane Bridge over the Bagjola Canal near Sunrise Greens / AA-1 St no. 100 is very very essential for commuting to Newtown Bus stand. Without this bridge it is like a village within Newtown and looks very backward compared to the other parts of the township. The bamboo bridge is very dangerous and can breakdown any moment. If something bad happens and people are injured or meet a fatal accident, then it will be the responsibility of HIDCO and local authorities.
When can we expect this bridge ?

ReplyDeleteWe the residents in Ghuni (Sunrise Greens, PS Ixora, Clubtown Courtyard and also the locals) are privileged to talk to you directly on this forum. As the other members have already suggested there are a few points that we need to consider as soon as possible.
1. Transportation
-> Bridge over the Canal (http://bit.ly/17raAEe) - 2 way traffic
-> It is impossible for elderly people to walk over the bamboo bridge.
-> diversion of traffic from Gouranganagar, Ghosh Para, Gobinda Nagar, Ghuni to reach MAR and the proposed Metro - failing which the Jatragachi more is going to be a bottle neck.
2. Safety/Security of the residents
-> street lights
-> Police Kiosk
3. Widening of the road
-> with growing population the current road is becoming insufficient
4. Easy access to MAR
-> currently there is no smooth entry /exit to MAR
5. Fresh water supply
-> With complete/upcoming in the Adarshapally road, fresh water supply is a necessity.
-> All the residencies have to depend of deep tube wells.
Out of all of these, the bridge over the canal has become a necessity. This will not only improve the transportation, but will also help the economy of the area with Auto and Taxi service to NewTown bus stand and back.
Please consider this appeal from all of us. We are highly optimistic that we will hear a positive message from your side.

This is gross violation and many of fellow flat owners are even not aware.

There are no bridges constructed yet on canal in rajarhat. ReplyDeleteI would like to reiterate the concerns raised by others earlier and urge you to look at the feasibility of a permanent bridge accessible to motor vehicles over the Bagjola canal so that the Ghuni apartments can be well connected to rest of New Town. Without this bridge it is very difficult for the residents of Ghuni to commute to their places of work, education etc.

I think it is absolutely essential to have a permanent bridge over the canal at Ghuni... It will go a long way in connecting the now New Town to the other side of the canal and will be a boon for the thousands of residents on both sides . The entire area can be a residential hub with a lot of high profile residential complexes coming up in the area. Also, I think taking a leaf out of the Aam Aadmi Party initiatives in Delhi, the HIDCO should consider calling a meeting of all stake holders on the issue and even ask them to collect(a part of) the funds required for this bridge to be constructed.

Today when Govt. is planning to develop the City and particularly the Newtown/Rajarhat Area it can not leave one of the surrounding areas un/under developed. Rather we should look for inclusive growth of the entire area this needs to be initiated by the Govt as a facilitator and carried forward by the responsible residents by their contribution. The residents are all ready and enthusiastic about their plan and looking forward to Govt to lend its hand with a small help that will go a long way and may create a bench mark in Pvt Public coordination……. Others will follow.

Well , in as much as I can imagine , there might be something rather sinister here...With the kind of infrastructure projects coming up in New Town , Parks, Swimming Pools, Stadiums, Subways, Malls, Hospitals etc, its doesn't take a genius to understand that this one single project can change completely and forever the total demographics of the most sought after part of New Town , the action area 1, With great residential projects having come up on both sides and the construction of the new Metro going forward full steam , there must be a very good, very very good reason for the government/developers not to make a small bridge and ease the thousands of residents from the other side of the canal to use these great facilities, after all , that is what the governments are for !! .. And with so much talk on the new masterplan etc, how can this rather glaring detail escape the planners?? I personally think that for all its shortcomings, the incumbent government and the authorities at New Town are actually a bunch of forward thinking people and seem to be very concerned with the development of the state, Kolkata and New Town in particular, which will be a real showcase for the whole of Eastern India, to that end , therefore they must also be sensitive to the residents who will after all sustain these developments, if a delegation is made to the authorities , I think they will take notice, provided however that they have some other reasons that have been written in stone already ...

Sir please arrange a SMALL car service( The vehicle at least carry 8 to 10 people at a time with a interval of 15 mins from Jatragachi more to gouranga nagar bazar and so on to Kestopur. The only transport problem can solve other thing. Other wise bridge is useful to those who have own vehicle.

ReplyDeletePlease make the bridge. Time is running out. So many families are being deprived of Newtown AA-1 facilities. The bamboo bridge is not safe and it is not prestigious for Newtown itself. For last few years I have seen that HIDCO is developing as per their own plans, not thinking about the facilities of local people's demand. Street lights are not operational at Street No98, 99 and 100 for last one year. Several requests has been made through forums, but no action. We are also citizen of newtown. Please think of us. Bridge was already sanctioned here, but what a shameful game of politics is this? We have seen that flags of all parties are hoisted there and people are forced to avail that bamboo bridge only. Is it expected from Newtown?

NOC (No Objection Certificate from the concern Government authority such as Corporation/Municipality/Panchayet etc that compound and buildings are safe and complete in all respect as per approved plan design and ready to take position ) for Sunrise greens is still pending.Management of Sunrise Greens are silent about NOC but they are forcing to buyer of the flats to take position of the flat and deposit the balance payment.Even they have declared that compensation for let delivery of the flat they will not give further.Mater is very serious and illegal
